1. Why are you selling?
Be honest with yourself. Why do you want to move? You don’t like your neighbors? Do you not like the kitchen? What is it about your home that makes you feel like selling it? Your answer might be simple. After all, maybe you need more space as family is growing. It is possible though, that your answer is more complex. Maybe you have new great job opportunity that require move across the country or you simply don’t like the area.
Selling your home usually means you are making some sort of lifestyle change so be prepared! Be sure you keep in mind about time frames and be realistic about the process.
2. Is there any problems with your Home?
Potential buyers will do home inspection before buying your home. Is there any serious problem with the home? AC is not cooling enough in Arizona summer? What will the home inspector find out? If there is issues with the home and even you already had fixed them, realize that you need to disclose to potential buyers.
If there is major issues with the home, consider fixing them before putting on market for sale, as it will impact the price of your home.
3. What are other houses in your neighborhood selling for?
Is there any other homes in your neighborhood are selling too? If they are selling, how much they are selling for? It’s important to have an idea of selling prices for similar homes in your area. This will give you a basis for what your listing price might be, it will also help you determine is any upgrades within the home are necessary.
Remember the price is not what you had paid for nor what you want to sell for. It is what’s buyer is willing to pay for and appraised for at a given market conditions.
4. Should you hire a real estate agent?
One thing you need to consider is should you hire a real estate agent or selling your own. Some people choose to do their own marketing and open house, others like to hire real estate agent to do the job. Hire a real estate agent could be a valuable asset on getting your home sold fast.
5. What should buyers know about the house?
What are your favorite parts of the home? If you love your living room, you will want potential buyers to feel that when they walk through the door. Do you enjoy relaxing in the shade of your backyard? This is all important to know!
If your neighborhood has problems with noise, make sure that you disclose this to your buyers. Never try to hide problems in order to make a sale. Be up front and forthcoming about anything you feel is cause for concern.
