Homes with Barn Door Can Sell for Up to 13 percent in Phoenix AZ, acccording to Zillow

Real estate listings are well known for using words like “cozy” or “cute” when a room is small, so savvy buyers have learned to study room dimensions and photos to get a better feel for whether a home might meet their needs.

But that doesn’t mean that listing descriptions don’t matter. When you hire a real estate agent to sell your house, listing descriptions are very important. Your listing description is an opportunity to highlight specific details and finishes that might not be visible in photos.

According to Zillow Digs analysis, homes with ‘Subway Tiles,’ ‘Barn Doors’ or ‘Farmhouse Sinks’ can sell for up to 13% more and 60 days faster.

Listings mentioning “barn doors” – those rustic-style sliding doors used on bedroom closets or pantries, sold 13.4% than their expected home value and 57 days faster than expected in Phoenix AZ. “Pendant Light” also very popular in Phoenix real estate market. Homes with pendant light are sold 4.6% higher price and 48 days faster.

Some of the other high-impact phrases that caused homes to sell for a higher price include “shaker cabinet” (9.6% higher price), “farmhouse sink” (7.9%), “subway tile”(6.9%), “backsplash” and “granite” (4.1%) respectively.

To find out which keywords in listing descriptions had the biggest impact on sales, Zillow Digs analyzed listing descriptions from over 2 million homes nationwide sold between January 2014 and March 2016.

Understanding what’s popular among today buyers can also help homeowners who are considering remodeling or selling. For example, listings descriptions that included “new carpets” had no effect on the home’s sale price, but listings mentioning “hardwood floors” sold for two percent more than expected. While everyone has different preferences, when it’s time to sell, a listing mentioning hardwood floors may be more likely to catch a future buyer’s eye.
